Lee & Associates-LA North/Ventura Transacts Sale of 60, 478-SF Office Building
Westlake Village, Calif. property sells for $12 million

WESTLAKE VILLAGE, CA – A 60,478-square-foot multi-tenant office building has traded for $12 million, according to Mark Leonard, a principal of Lee & Associates-LA North/Ventura, who represented the seller along with Lee’s Mike Tingus and Grant Fulkerson SIOR.

The property, at 2475 Townsgate Rd. in Westlake Village, Calif., is leased to The Walking Company for its corporate headquarters and Yoga Works, among other tenants.

“Both Walking Company and Yoga Works just renewed their leases, accounting for about two thirds of the office space in the building,” said Leonard. “That, and the excellent location off Lindero Canyon Road with many nearby amenities, made this property highly desirable.

The seller was a private investor. The buyer, Abington Emerson Investments, LLC, was represented by Greg Pill of TriNet Investments.

Builders may have an answer for a shrinking economy and spiking home prices

Real estate development has alwyas been an indicator of a healthy economy, but for Ventura County, it may be a lifeline.

Job losses and poor economic output have shrunk the county's economy for the last three years to that of negative growth, creating its worst period since 1990, including the Great Recession. Additionally, unemployment is rising.

And the piture is especially start compared to county economies across the U.S. - many or which are improving.

Iconic Location was Once the Site of Filming for Beverly Hills 90210 and Melrose Place

A film production facility for such iconic shows as Beverly Hills 90210 received multiple offers before trading to a private investor for $8,750,000, according to Mike Tingus, Randy Kobata and Daniel Davis, the Lee & Associates-LA North/Ventura industrial team that transacted the sale on behalf of the buyer and seller.

The 44,400 square foot property, at 14955 and 15001 Calvert St. in the Van Nuys submarket of the San Fernando Valley of Los Angeles, consists of two free-standing buildings of 22,200 square feet each on two separate parcels. It has operated as sound stages and production facilities for the past 30 years.

“Industrial inventory in Van Nuys is so scarce that there is great interest in anything that comes on the market,” said Kobata, a Lee principal, “and the fact that this property is a functioning production studio able to command significantly higher rents than traditional industrial buildings just added to the interest we received.”

LOS ANGELES, CA - Lee & Associates-LA North/Ventura, a full service commercial real estate brokerage with offices in Sherman Oaks, Calabasas, Ventura County and Antelope Valley, named its Top 10 Producers for 2015 at the company’s annual Profit Distribution Luncheon at North Ranch Country Club in Westlake Village, CA.

Lee also announced the promotions of three of its associates to company principals: Investment specialists Justin Cusumano and Cory Stehr and Cory Richmond, an office sales and leasing specialist. Stehr was also honored as Associate of the Year.

Lee & Associates-LA North/Ventura Transacts 45,000 SF Lease for LA Fitness

AGOURA HILLS, CA - Lee & Associates-LA North/Ventura has transacted a 45,000 square foot lease that will bring health club operator LA Fitness to a build-to-suit at 29431 Agoura Road in Agoura Hills, CA, according to Lee principals Mike Tingus and Grant Fulkerson, who represented the owner and developer of the property, Selleck Development Group (SDG).

Westlake Village-based SDG will move ahead with the construction of the LA Fitness facility, along with a 4,000 square foot freestanding pad building to be located at the NWC of Agoura Road and Roadside Drive, following the approval of the project by the Agoura Hills City Council late last month.

“This will be a great amenity for the city of Agoura Hills,” said Mike Tingus, chairman/principal of Lee. “LA Fitness will build a state-of-the-art, full service health club offering a pool, racquetball courts, basketball and volleyball courts, free weights, cardio, spinning, and even a kids club.

SDG and the Lee team worked closely with LA Fitness for several years to deliver a project that worked with the vision of Agoura Hills’ city officials, and local residents.
